What Garden District is built from
The blocks of large early-1900s houses south of downtown around South Perry Street, Court Street and Felder Avenue, running up to the Alabama State University campus. Late Victorian and Revival-era stock with high ceilings, deep porches, formal front rooms, and central heating and air that was retrofitted into houses built long before either existed.
Owners who took on a house that came with a preservation obligation attached, alongside a good number of divided houses and flats. Antique rugs are common here and most of them are original to the family rather than bought to fill a room.
The Garden District problem
Look under one of these houses and the real problem is overhead, not underfoot: flexible duct run through an open crawlspace, in some cases forty years ago, carrying air at around 55 degrees through a space that in July sits close to the outdoor dew point. Thin insulation and cold metal in saturated air condense, and the water lands on the subfloor. The rug above never sees a leak. It simply sits over a patch of floor that is quietly wet for four months a year, and wool takes on a great deal of water before it feels damp to the hand. The first honest signal is the smell of a shut front room in August, by which point the cotton foundation has been supporting growth for weeks. Room size makes it worse rather than better: a formal parlour that gets walked on twice a year has no air moving across the floor at all.
