What Eastchase is built from
The newer east-side ground around Taylor Road and Chantilly Parkway that filled in alongside the retail at EastChase from the early 2000s: townhouses, apartment buildings and smaller houses, most of them still carpeted through the bedrooms and a good deal of the living space.
The shortest tenancies on the route — young professionals, state-agency staff early in a career, contract engineers, and families waiting on a house somewhere else. Leases run a year and the rugs move with the tenant.
The Eastchase problem
Renting is why the damage here looks different. A tenant who cannot change the floor puts a rug on top of the wall-to-wall, and a rug on carpet is a bad arrangement for both. There is no hard surface for grit to fall through to, so soil collects in the interface between the two piles and stays there, grinding against the back of the rug rather than the face of it. Nothing dries down there either: carpet and pad hold humidity, so through a Gulf-humid summer the rug is sitting on a permanently damp mat of its own making. It creeps as well, because the pile underneath moves, and creeping means small constant flexing at the edges until the selvedge lets go. Then the lease ends, the rug is rolled up on a Saturday morning without ever being washed, and everything in that interface goes into storage with it.
